The snug little gardens also enjoys a terrace area that adjoins the pool, owning some seats and chairs so you can sit outside for a spot of food or just enjoy the peaceful atmosphere. The interior of the villa is set over one floor with an open plan living area that is home to the lounge, dining room and kitchen. Here you will also find two bedrooms with ensuite bathrooms.
At every turn, you can enjoy a nice selection of European and Asian artworks with some fine paintings adorning the walls. This small estate with just a handful of other properties enjoys night security from 6pm in the evening until 6am in the morning.
You can access the spacious living area through the tall French sliding doors from the garden and pool area. The lounge is very comfortable and comes equipped with a luxurious L-shape, a large flat-screen TV with international channels. The Master bedroom has some great touches such as a mirrored wardrobe that scales the length of the room. Entertainment features include a large JVC flat-screen television with international channels for your viewing pleasures. The master is also home to an ensuite bathroom, air-conditioning and a double bed. The second bedroom is labeled as the Guest Bedroom, and also has a double bed, air conditioning and ensuite bathroom. | The location of Baan Tawan is within the convenient Pratumnak Hill area just 500 meters from Cozy Beach, which is a scenic little stretch of sand. Pratumnak is perfectly located directly between Pattaya and Jomtien, with under a ten-minute drive to reach both of these popular beachside destinations. Some of the finest restaurants in the whole of Chon Buri are within a 5-minute drive of the villa, such as Mata Hari, Manhattan’s and News Café. If you need to visit a supermarket or shopping mall, within a 10-minute drive, you can visit Tesco Lotus, Big C, Central Festival, Villa Market or Mackro. If you need a convenience store, there is one just a 2-minute stroll from the villa. As far as locations go, Pratumnak Hill is perfect, especially for singles, couples and small families. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
