Some will believe this location is a little too far from the action, but this is not true.
The Lake Mabprachan area is home to a nice selection of bars including a great air-conditioned Irish Bar named Mulligan’s. There is also a wide selection of lakeside restaurants such as the famous Khun Jon’s and the Lakeside Restaurant. All of these places are under 1km from the villa.
The villa itself is positioned within a tall perimeter wall that aids perfect seclusion and allows you to take a dip in the private swimming pool without prying eyes. Set over two levels with spacious living areas and bedrooms, this is the ideal Pattaya villa rental to relax and unwind. The interior is very clean cut with white tiled floors all round and painted white walls.
You can sit on the outdoor terrace and absorb the peaceful serenity of the surroundings – it really is that soothing. The nicely landscaped garden is the ideal spot for those travelling with children. All-in-all, this would make a relaxing and tranquil getaway that is still close enough to many attractions and amenities.
The spacious living area with its tall ceiling allows from tremendous airflow, which can be very soothing. In the center of this roomy space, you will find an L-shape leather settee within a short distance to the Sharp flat-screen TV with international channel. Decorated in light tones with a combination of darker fixtures and fittings, the interior has a contemporary feel about it. When sitting in the lounge, you have easy access to the outdoor terrace where you can sit and take in the surrounding countryside.
The dining room is situated in the spacious kitchen, equipped with a glass dining table for six persons.
The kitchen is built to western standards with a nice choice of black and white chequered ceramic tiles, which is quite eye-catching against the wooden kitchen units and black granite work surfaces. Your self-catering options are enhanced by the selection of appliances that includes tea and coffee making facilities, stovetops, microwave, toaster, refrigerator, oven, rice cooker and a nice choice of dishware and cutlery.
There are four bedrooms within Baan Rim Bueng 2, three of which are situated on the ground floor, whilst the Master Bedroom is situated upstairs. All the bedrooms have double beds and a choice of air-conditioning or ceiling fans. The three downstairs bedrooms are all spacious and very comfortable. The Master bedroom is perched in a great lofty position within Baan Rim Bueng, overlooking the garden and swimming pool from the private balcony.
There are four bathrooms within Baan Rim Bueng, three are ensuite. The three ensuite bathrooms are joined to two of the downstairs bedrooms and the Master. The fourth separate bathroom is positioned directly next to the downstairs bedroom that doesn’t have an ensuite. All the downstairs bathrooms have showers, wash basins and toilets. The Master Bathroom not only has a shower, toilet and wash basin, but also a nice sunken bathtub.

| The countryside setting of Baan Rim Bueng 2 is within 1km from the scenic Lake Mabprachan and its array of quality International and Thai restaurants and a handful of nightlife entertainment bars. Although a 20-25 minute drive from Pattaya Walking Street and Jomtien Beach, this villa geared towards those who enjoy peaceful holiday location within a reachable distance from a multitude of amenities and tourist attractions. For instance, within a 10-minute drive of the villa, you can visit Siam Country Club Golf Club, the Thai Polo Club, Horseshoe Point, Siam Polo Park and The Romance of the Three Kingdoms temples. Other attractions such as Million Year Stone Park and the Crocodile Farm are a similar distance away. Just a five-minute drive from the villa, you will find a selection of restaurants scattered around the lake, both Thai and International. The restaurants include the famous Khun Jon’s, Lakeside Restaurant, Mulligan’s Irish Bar, and Scott’s Corner. There is a handful of beer bars also situated around Lake Mabprachan. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure. Personal Safety The owners can not accept any liability or any claim what so-ever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately. Pets No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean. Smoking Please consider our non smoking guests and smoke outside the property, ash trays are provided. Daily maid service Daily maid service is included in the price except Palm Grove Pool Villas where there is a charge of THB 1000 per time inclusive of a linen change, bookable and to be paid at reception. Daily maid service in all other Villas includes the daily cleaning of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. Water & Electricity All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Liability The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Force Majeure The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control. Swimming pool Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times. Problems or complaints All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum. Check in / out times. Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing. |
