Baan Duan Chai our latest Villa (June 2008) with free use of car is simply stunning, with five bedrooms and five bathrooms, a private pool, children's pool, outside lounging area with a pool table to the rear of the property, it is a must for those that deserve the best. With South East facing gardens set in a secure gated development with 24 hour security you are assured to have the best of the daily sunshine. Located just 1 kilometre from Jomtien Beach, ten minutes from central Pattaya by taxi or car provided and just 15 minutes by car to Phoenix Golf Course, View Point makes this Villa a perfect vacation home for families or single groups alike. Holidays are about relaxation, lay on the sun loungers and succumb to the sound of the many waterfall features caressing your ears over a cold beer (or two). With Al Fresco dining beside the pool dreams become a reality or simply stroll to the rear patio covered area and have a game of pool! As with all our luxury properties at Thailand Holiday Homes you are guaranteed a warm friendly welcome and excellent service, virtually matching that of any Hotel, and far less expensive. The property is ideally situated to explore Thailand's fascinating history, and with the fabulous climate and some of the best entertainment in the world, you will never be bored! Golf has been a major sport in Thailand since the 1920s when the first championship course was opened. There are now over 200 golf courses in the kingdom and 18 of the finest can be found in the Pattaya area and within easy reach of the property. Although the courses are of International standard, the prices reflect the low cost of everything in Pattaya. Weekday visitors' green-fees cost around 500 Baht, and another 200 Baht will get you a professional caddy to carry your clubs, provide refreshments and sheild you from the sun.

Rates Include Maid service, Free Use of Car, Free WIFI Electrical consumption allotment is 57 Units per day, excess usage will be charged 7 Baht per unit. Cancellation Policy Cancellation by the guest It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality. Our refund policy is as follows: 15% deposit No Refund 56 to 62 days 75% of monies paid excepting deposit 42 to 55 days 50% of monies paid excepting deposit 35 to 41 days 25% of monies paid excepting deposit 28 to 34 days 10% of monies paid excepting deposit 27 days or less no refund can be applied. Again please ensure you have adequate travel insurance cover. Cancellation by Thailand Holiday Homes It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance.			Rates Exclude Private Chef on Request, Airport Transfers, Baby Sitting Payment Terms Booking deposit A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation, if payment is not received except by prior arrangement the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises. Payment Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cove merchant costs will be applied. Security deposit We do not take a security deposit, however we accept accidents happen, it is requested that you replace the damaged item/s like for like or a charge will be made. Any damage must be notified to the owners immediately and rectified prior to departure.
